Inland Conditions, Different Failure Modes

Coastal stucco problems are mostly a story about salt and corroding metal. Okeechobee sits far enough from either coast that salt is not the driver. What drives failure out here is water and heat, working together season after season.

Summer storms arrive hard and sideways. A wall that would shed a gentle rain takes water straight into every unsealed joint, penetration and open crack. Then the sun comes out and the surface heats up fast. That soak and bake cycle, repeated all summer, is what opens joints, lifts coatings and eventually breaks down the stucco itself.

Stucco Over Wood Frame

There is considerably more wood frame construction out here than in coastal subdivisions, and plenty of it is stuccoed. Stucco over frame is a different system than stucco over block, not a variation on it. Block is solid and forgiving. Frame depends on a weather barrier and lath behind the stucco to manage water, and on a weep screed at the bottom of the wall to let it back out.

If any part of that assembly was skipped or has failed, the stucco face is not really the problem. The problem is that water is getting in behind it and has nowhere to go. On a frame wall we check the base of the wall, the weep screed clearance and the condition of the sheathing before quoting anything. Patching the outside of a wet wall is money spent to hide a fault, not fix it.

Efflorescence and Trapped Moisture

The white chalky bloom that shows up on a stucco wall is efflorescence. It is salt, but not sea salt. It is soluble minerals from inside the wall assembly, carried out to the surface by water moving through and left behind when that water evaporates. It is a symptom, and what it is telling you is that water is getting in somewhere and drying out through the face of the wall.

Coating over efflorescence does not work. New coating will not bond to it, and the moisture that produced it will push the coating back off within a season or two. We find the source first, whether that is a failed joint, a roof detail, sprinkler overspray, or grade and mulch piled against the wall. Fix the source, clean the wall down properly, then coat it.

Barns, Outbuildings and Additions

Properties out here often involve more than a house. Shops, detached garages, well houses and additions built at different times, some stuccoed to match the house and some not. These structures see different conditions than a dwelling does. They are frequently unconditioned inside, so the wall takes big temperature swings on both faces, and they tend to get the least maintenance on the property.

We will quote a house and its outbuildings together. It is usually cheaper to do them on one trip than to bring a crew back a second time, and the coating will actually match if it goes on at the same time and from the same batch.
