Newer Homes, a Different Problem List

Nothing in Tradition is old enough to be worn out, which rules out most of what we deal with elsewhere. There is no decades old corner bead rusting through a wall, and this far west of the coast salt is not the driver it is out on the water. Owners here are not calling because the stucco has failed.

What we see instead is movement. New construction settles. Fresh stucco cures and shrinks. Large uninterrupted wall fields on two story elevations expand and contract with the heat. All of that shows up as cracking within the first several years on homes that are otherwise in excellent condition.

Hairline and Settlement Cracking

Most cracking on a newer Tradition home starts as a cosmetic issue. That is not a reason to ignore it. A hairline that stays a hairline is fine and can be left alone or bridged at the next coating. One that keeps opening eventually gets wide enough to take water, and water behind stucco does not leave on its own.

The right fix depends on the crack. Tight hairlines get bridged with a high build or elastomeric coating across the elevation. Anything wider gets opened up, cleaned out, filled with the correct material and textured back before coating. Squeezing caulk into a moving crack and painting over it is the repair that fails first, and it usually fails in a way that is harder to correct than the original crack.

Warranty Age Homes

Many homes in Tradition are still inside a builder warranty period or sitting close to the edge of one. Before you pay anyone to fix stucco cracking, it is worth reading what your warranty documents actually say. Structural coverage and cosmetic coverage usually run for different lengths of time, and cracking is often treated as cosmetic after the first year.

We are not your builder and we do not speak for them. What we can do is look at the wall, tell you what is causing the crack, and put the condition in writing in plain language. Some owners use that when they raise it with their builder. If the warranty does not cover it, or the response is not going anywhere, we can do the repair.

Color Matching Where Every Home Matches

Uniform elevations are exactly why a mediocre patch stands out here. On an older street with varied houses and weathered paint, a slightly off repair goes unnoticed. In a newer community where the same scheme repeats down the block and the paint is still relatively fresh, the eye goes straight to the patch and stays there.

Builder color schemes are usually documented somewhere. If you still have your closing paperwork, or your community keeps the approved scheme on file, that gets us to the right base quickly. Even then we put a draw down on the wall and look at it in daylight before committing, because sun exposure changes how the same color reads on a south facing wall compared to a shaded one.

Architectural Review in Tradition

Architectural controls in newer communities tend to be tight and actively enforced. Repainting in a color that is not on the approved list, changing a texture, or coating a wall in a product the association has not seen is a reliable way to get a letter and then have to do the work again.
