Cracking, Control Joints and Foam Band Trim

On buildings of this age the cracking is rarely dramatic. It shows up as fine map cracking across large fields, straight cracks tracking the control joints, and diagonals off window corners. Long villa and townhome buildings crack more than short ones, simply because there is more wall to move and more length between joints.

Decorative foam band trim around windows and along rooflines is common here. The foam itself does not fail. The coating over it does, usually at the joints between sticks and at the miters on outside corners. Once those open, water runs behind the band and down inside the wall. Rebuilding a failed miter properly is a different job from skimming a coat of filler over the crack, and only one of them holds.

Original Coatings Reaching Recoat Age

Original builder coating on a home of this era has either been through a repaint already or is well overdue for a proper one. Chalking is the tell. Rub the wall with your hand and if it comes away powdery, the existing coating has broken down and nothing new is going to bond to it without preparation.

Recoating at that stage is not a paint job. It is washing, prep, crack repair, sealant renewal, the correct primer for a chalky surface, and then the coating. Skipping the prep is why some buildings around here look tired again two years after they were painted, and why the second attempt always costs more than doing it right the first time.

The practical difference is not jurisdiction, it is that most communities within St. Lucie West have their own association rules layered on top of the city requirements.

My villa shares a wall with my neighbor. Can you repair only my side?

We can, but you should know what the result will look like before we do. On an attached building the elevation reads as one surface, so a repair that stops at an invisible property line tends to show. Where possible we carry the work to a natural break such as a unit line, a control joint or a change of plane. If the paint on the building has aged unevenly, coating the full elevation is often the only way to get a result you will be happy with.

Do I need HOA approval before stucco repair?

In most St. Lucie West communities, yes, particularly for anything involving color or a coating change. Repairs that restore the wall to its existing approved color are sometimes treated more leniently, but that varies by association and it is not worth guessing. Check with your management company first and we will provide the product and color documentation the committee needs.

The whole wall has fine cracking all over it. Is that serious?

Widespread fine cracking across a wall field is usually shrinkage from the original application rather than a structural issue, and it is common on stucco of this vintage. It becomes a problem when it lets water into the wall over years of storms. Tight hairline cracking of this kind is normally handled with a high build or elastomeric coating that bridges it, after any wider cracks have been cut out and filled properly.
