Stucco Repair and Recoating in Vero Beach, FL

Vero Beach is in Indian River County, north of the Treasure Coast towns we work in most days. We travel there and we schedule it deliberately, because the trip and the way people use their homes here both affect how a job runs.

Vero Beach Is Its Own Market

Vero Beach is not an extension of the Port St. Lucie and Stuart corridor. It is a separate county with its own permitting, its own established coastal town center, and a housing mix that skews older and more varied than the newer subdivisions to the south.

That matters practically. Building department requirements are Indian River County's, not Martin or St. Lucie's, and we handle permits accordingly where the scope calls for them. We also plan Vero work in blocks rather than scattered single days, so crews are on site continuously once a job starts instead of shuttling back and forth.

Older Coastal Housing Stock

Vero has a long established core with homes going back decades, and older houses carry different problems than newer ones. Original stucco has been coated over repeatedly, patched inconsistently, and worked on by many hands. Some of it has debonded from the substrate while still looking fine from the street.

So we sound the walls before we quote anything. Tapping across an elevation and listening for hollow areas tells us how much of the original system is still bonded. That determines whether you are looking at localized repair and a recoat, or replacing an elevation. Getting that wrong at the estimate stage is what produces change orders later, and we would rather find it before you sign.

  • Hollow or drummy stucco that looks sound from a distance
  • Multiple accumulated coating layers that no longer let the wall dry
  • Old patches that never matched the original texture
  • Corrosion staining at lintels, fasteners and window frames

Island Homes and Mainland Homes Are Different Jobs

The barrier island side of Vero Beach and the mainland side are not the same environment. On the island, salt is the governing factor. Coatings chalk faster, sealant joints open sooner, and anything metal near the surface corrodes on a shorter clock. On the mainland the driver is rain, humidity and drainage rather than salt.

We specify differently for each. Island work leans toward flexible coatings that bridge cracking, thorough joint replacement, and close attention to the elevations facing open exposure. Mainland work leans toward finding where water is entering, correcting drainage and grade issues, and dealing with efflorescence rather than salt weathering. The same specification applied to both would overserve one and underserve the other.

Scheduling Around Seasonal Residents

A significant share of Vero Beach homes are seasonal, and many owners want exterior work done while they are away. That is often the better time to do it. There is no disruption to the household, access is straightforward, and we are not working around anyone.

It does require a different working arrangement. We agree the scope in writing before you leave, and we document progress with photographs as the job moves rather than presenting a finished result you have to take on faith. Anything unexpected that we find inside the walls gets communicated and approved before we act on it, not after. We do not expand scope on an empty house and explain it later.

If your property has a caretaker, manager or association contact who handles access while you are away, give us that contact during the estimate and we will coordinate through them.

  • Written scope agreed before the season ends
  • Photo documentation as the work progresses
  • Written approval required before any scope change
  • Coordination with a caretaker, manager or association contact

Larger Homes and Estate Exteriors

Vero has plenty of larger properties, and a big exterior is not simply a small job multiplied. Access and staging get harder, elevations are taller, and detail work such as banding, columns, arches and applied trim accumulates fast on a house with a lot of frontage.

On these we assess elevation by elevation instead of pricing the whole house at one specification. That gives you a scope that puts the work and the budget where the wall actually needs it. It also makes phasing possible if you would rather handle the worst exposure now and the remainder in a later season.

Vero Beach stucco questions

Do you actually travel to Vero Beach, or is it outside your area?

We serve Vero Beach from Port St. Lucie. We do not have an office there. What that means in practice is that we schedule Vero work in continuous blocks rather than piecemeal, so once a crew starts they stay on the job. It also means we prefer to have the scope well defined before mobilizing, because sorting out surprises is harder at a distance.

Can you do the work while I am out of state for the season?

Yes, and it is often the best time to do it. We agree the full scope in writing before you leave and document the work with photographs as it progresses. If we open a wall and find something the estimate did not cover, we contact you and get written approval before continuing. We will not expand the scope on an empty house and explain it afterward.

Is a house on the island going to need a different approach than one on the mainland?

Yes. Island homes are dealing with salt, so the emphasis is on flexible coatings, full sealant joint replacement and close attention to the exposed elevations. Mainland homes are usually dealing with rain, drainage and moisture moving through the wall, which points toward finding the water source and correcting it. We specify for the actual conditions rather than applying one package to both.

Who handles permits for stucco work in Vero Beach?

We do, where the scope requires one. Vero Beach falls under Indian River County rather than the Martin and St. Lucie jurisdictions we work in most often, so requirements differ. Small cosmetic repairs frequently do not need a permit while larger reconstruction does. We will tell you during the estimate which category your job falls into.
